OVERVIEW:

 

The HVAC Operator, is responsible for operating facility systems, performing preventative and corrective maintenance. This includes routine services on facility mechanical, and equipment within the limits of company policy and trade certification.

RESPONSIBILITIES (included but not limited to):

 

  • Operating the heating, ventilating and air conditioning systems by adjusting computerized controls, monitoring performance of the equipment, performing preventative maintenance and troubleshooting
  • Overhaul and service the heating, ventilating and air conditioning systems by checking the operation of the equipment, performing preventative maintenance on equipment as scheduled, recording boiler and chiller readings daily, troubleshooting all problems associated with the building automation to which all equipment are connected to, and repairing minor and complex equipment problems
  • Participates and assists with facility related projects
  • Installs motors, fan coils, thermostats and humidistats
  • Monitor the fire alarm systems by ensuring that all equipment is in working order, repairing broken equipment and testing equipment periodically
  • Monitoring water treatment system by ensuring that the correct amounts of chemical are added and ensuring that the system is accurately tested
  • Analyze situations, troubleshoot and resolve issues such as broken fan motors, chillers, and/or boilers; ability to read and run tests, solve problems, use mathematics and write in logbook for chillers/boilers, etc.
  • Required to meet deadlines (i.e. preventative maintenance programs) regularly. Deal with emergencies that may arise in a controlled and professional manner (i.e. fire alarms & floods)
  • Have the knowledge to make the appropriate decisions within clearly defined procedures to turn on the equipment required to run our business. Have the experience and judgment that are required such as deciding before an event which mechanical equipment to use depending upon outside temperature, size of event and whether the roof is open or closed
  • Providing customer service to guests, tenants, promoters, performers and media by completing work orders on time
  • Handles complaints with prompt responses and/or resolutions
  • Promoting and maintaining the safety, health and well-being of self and co-workers by wearing all protective equipment required, attending the health & safety training provided, and always working in a safe and conscientious manner
  • Bending, carrying, climbing, crawling, crouching, grasping, kneeling, lifting up to 50 pounds, pulling, pushing, running, sitting, standing, stooping, stretching, twisting and walking (up to 6 hours a day) to perform job tasks
  • Must be able and willing to work rotating 12-hour shifts, be available for on-call/standby and emergency callouts as they arise
  • Participates in and assists with facility-related projects

 

 

QUALIFICATIONS:

 

Required:

  • Valid Refrigeration/HVAC License – 313A
  • Thorough knowledge of general maintenance procedures, complete familiarity with current technology
  • Experience operating chiller and boilers in a facility greater than three hundred and fifty thousand square feet
  • Excellent interpersonal and communication (verbal and written) skills, and computer skills especially Microsoft Office
  • Good mechanical, analytical, research, problem-solving skills
  • Self-starter with practical judgment and a decisive manner
  • Positive attitude and willingness to work overtime, respond to emergencies, and work a flexible schedule including evening, weekends and holidays as needed
  • Ability to safely lift up to 50lbs (23 kg.)

 

Preferred:

  • Gas Fitter 1 or 2 
  • Building Environment Systems (BES) Operation Class 1, Facilities Technician Certification, and/or Systems Maintenance Technician (SMT)
  • 5+ years’ experience of facility management
  • Extensive knowledge and experience with Building Automation Systems - Johnson Controls Metasys, Encilium and Simplex 4100 Fire Panel
  • Versatile skills required to operate and repair a variety of building equipment including pneumatic systems
  • Ability to operate Lift Truck, Scissor-Lift, Boom-Lift and Propane Handling
  • Energy management systems software or comparable systems etc.
